Why the Boundary Matters More Here Than Almost Anywhere
In most American metropolitan areas the permitting question has one answer. In Los Angeles County it has dozens. The county contains 88 incorporated cities alongside substantial unincorporated territory, and a property's postal address frequently names a community rather than the jurisdiction that governs it. Two houses a mile apart can file with entirely different authorities, pay different transfer taxes and face different rebuild rules.
That is why these pages are organised by governing authority rather than by neighbourhood. Find the one that covers your address and the rest of the file follows from it.
The Four Regimes
| Regime | Permitting authority | Transfer tax | Covered on |
|---|---|---|---|
| City of Los Angeles | LADBS | County plus city, and Measure ULA above threshold | The main city page |
| Unincorporated county | LA County Public Works | County only | Altadena |
| Independent charter city | That city's own department | County plus any city tax | Pasadena, Glendale, Long Beach, Santa Monica |
| Independent general law city | That city's own department | County plus any city tax | Burbank, Torrance, Inglewood |

If Your Area Is Not Listed
We buy across Los Angeles County, including in cities without a page here. These are the areas where we have enough verified local detail to publish something worth reading; a page that only swapped the city name into the same sentences would waste your time. Send the address and we will identify the authority and price the property regardless of whether a page exists for it.
The legal layer is the same everywhere in the state and is set out once, on our page covering California disclosure and claim requirements.
